Design for a Terrace House Development, Benin City, Nigeria

As Benin City experiences rapid growth and urbanization, there arises an increasing demand for new residential developments capable of accommodating large families while preserving privacy and spaciousness amidst the city’s densification. 

The Etete Terrace Development comprises eight three-story terrace houses situated on a 2540m2 expansive property. Each four-bedroom residence boasts a building footprint of 80m2, featuring a ground floor with a living and dining area, kitchen, and staff room, while the first and second floors house two bedrooms each along with a shared living area.

It was an important design objective to create an inviting private estate, which appears family friendly with its appealing color hues.

The design of the site and arrangement of buildings have been carefully planned taking into account space efficiency, maximum views, and minimum sealed surfaces to include a private garden spaces for each terrace house and an increased general landscaping area. Continuous green spaces around the property with planned trees account for shaded and cooler outdoor spaces where residents can play.

Personal shaded entrance areas have been created through the use of overhangs, planters, and inbuilt wall seats.

Each building includes shaded windows and multiple balconies on both the front and back facades. Along with vertical sunshading lamellas on the front façade, the balconies promote the entry of sunlight with maximum privacy.
